Still seeing strong activity in the higher end and lower end’s of the market. Over $2M and under $900K seem to be the bulk of our transactions. The total sales for September were 30 with 18 properties going under contract in Avalon and 12 in Stone Harbor. This month’s number is in line with last year’s 32 under contracts. Weather has been really great this past month and has definitely helped bring people down to the shore. It is typical for activity to slow down as we approach the Holidays. This time frame has always been an opportunity for Buyer’s to buy without other competing offers.

INVENTORY has ticked up a bit from last month ( 398 to 410 today). We had some new inventory added which is not unusual for this time of year as Seller’s often list after the season. There were 465 properties on the market this time last year, and 570 during the same time in 2011! This continues to strengthen selling prices especially in the lower end of the market.
