This past month was busy as Avalon posted 16 properties under contract and Stone Harbor posted 7 properties that went under contract. This is up from a total of 10 properties on the island that went under contract in January of 2010. This more than doubles activity from last year. There seems to be a more positive outlook from Buyers, not that prices are about to move up, but that prices have stabilized. Steady prices, along with a slight uptick of interest rates has Buyer’s starting to believe this is a safe time to invest in Real Estate on the 7 Mile Island. With continued activity of property showings, the Spring market may come early this year. Gaps still remain in inventory as certain price ranges are being bought up leaving the consumer with fewer choices. We are a ways away from inventory levels that will increase market value, but things are finally heading in the right direction. With all this being said, opportunities still exist as Seller’s remain aggressive with their list prices. Please call for a list of properties in your price range.
