Happy Fourth of July

      SALES

Activity has remained constant over the last two months.  A little drop off from the previous 4 months, but we still see inventory slowly decreasing.  We saw 14 properties in Avalon that went under contract and 4 in Stone Harbor.  I expect these numbers to inflate over the next couple of months.  We have seen a large increase in sale showings over the two weeks.  Due in large part to an increase in renters on the island, which typically happens each year.  The difference this year is there seems to be optimism out there among lookers that we have or are close to the bottom.  I had a tenant walk in this weekend that has been looking to buy.  She remarked that she has been keeping an eye on the market and prices just don’t seem to be going down.  She is absolutely right.  Owners see inventory starting to sell and feel as though their homes are positioned and priced well compared to what is selling.  New listings priced to sell are quickly shown and gobbled up by the large amount of potential buyers sitting on the sidelines. 

Example:  Lot recently sold in a block for $1.3, there was just a very usable 5 Bedrooms and 4 Baths home listed at $1.395M.  Email for Details

We are now at 585 of total inventory on the market. This is down 13 active listings in 2 months.  I will continue to monitor inventory levels.  Activity is definitely up which is great, but inventory levels need to continue their downward trend.  This is a telling sign on the stability of our market.
